State Specific Question About: NORTH CAROLINA (NC)
I am having a time trying to rent a beautiful 3 yr old 3/2 home in a great neighborhood of all new homes. I have had this house in the paper for the past 3 mo. I get people to come and see it and have done credit checks on a few of them, but no real offers. The house is 1100 sq. feet nice size for a small family or retired couple. But I keep getting large families with 4 kids. I can't turn them away but the house is to small. How can I word this ad to rent this house and get some real prospects! I have went from 1st./last and sec. to sec and 1st mo. rent. I have even offered one couple with great credit history a 1/2mo. free. I can't keep paying a mortgage payment on this home and not have it rented. Any suggestions? The house has great views of the mountains, near river for swimming, boating and fishing. Its new/very clean/large yard/shed and has all appliances. I need suggestions please!

Quite small for a 3/2. Consider advertising as 2/2 w/office. Price lower than 3/2s in your area, and highest of the 2/2s. Bet you will attract smaller families.
Use all avenues to advertise - signs, craigslist, and local newspaper.

Lower your rent. That's the best way to get your mortgage paid. A full unit paying 90% of the bills is better than an empty unit paying 0% of the bills.
This is a pretty nice house for a rental, but it is small. Most average size 3/2s here are at least 1250 sq ft. I've learned the hard way that a very nice smaller unit is harder to rent than a so-so larger unit. My little 700 sq ft 2-bed is a chore to rent, in spite of new flooring, upgraded appliances and insulation. My 850 sq ft ho-hum with older carpet and 1950s cabinets and old fridge never stays vacant over 3 weeks even in winter.
CL is your friend because it's free. Use it and repost your ads every 5 days to ensure they are 'fresh' at the top of the list. Several CL prospects I've talked to say they don't call on anything older the 5 days because they think it's already taken. --204.80.xxx.xx |

If it is near so many attractions does it qualify as a retreat for vacation users? Take a picture of the kitchen and great room and a brief description with your number, hang it in hospital cafeteria, any large retail store lobby, grocery store, ask the electric/gas company if you can post it where the service trucks are kept. Pet policies can have an influence on bigger families desire to live there as well as school district or distance to college campus, keep the mileage to these community places on a cheet sheet so you can answer as many questions as possible. --99.161.xxx.xx |

Pat, if you have it "priced right," and advertise in the right places you'll get it rented. Right now is probably "the slowest" time of the year so that's probably coming into play.
No matter how you advertise, if the people that would be interested in renting your place don't know it's there, they can't rent it. So you need to expand into other methods of advertising. Here, we have almost no luck with newspapers; Craig's List has been a great resource but Hotpads.com has been even better. Figure out what the best options are for your area and it will get rented.
From the way you describe the property, I can almost guarantee your potential tenants will come from internet based advertising. --24.99.xxx.xxx |

i dont like 3 beds.too many kids .i would pull a door off and call it a 2 bed with office.i just ask first and last.is it near the center of town?i try to get 1 near the center of town.tenants like to walk to things.are u at or below median rental price?it sounds like a nice place.is it spiffy,painted ,cleaned,fixed,nice curb appeal?keep trying.u might talk with a small realtor like i use.two heads are better than 1.best wishes Pat. --208.58.x.xx |

thanks for everyones help. One of you asked about the bedrooms, they are 11 1/2 X 12 but the kitchen and living room is about 16 ft. not very big. I am going to try hotpads I have it listed on craigs list. I thought about using it as a seasonal rental but I would have to furnish it and then it would be empty for months on hand. I would prefer it be rented all year long. I may try advertising it here in our little town as a 2/2 with bonus room. I will let you all know how it turns out. thanks for your help --70.109.xx.xxx |
