Hi Everyone, I closed on my first rental property last week and put an ad on Craigslist to rent the first floor of the house. Almost immediately, I got an email from a professor in the UK who wants to rent the place and is arriving in the states in 2 weeks. He wants me to take delivery of his furniture before he gets here but he will get me the 1st months rent and security deposit prior to his furniture arriving. He has not even seen pictures of the unit. Am I being scammed? Can anyone tell me how to do a credit/background check for a non-US Citizen? Any advice is greatly appreciated. --69.37.xx.xx

I feel left out. Posted vacancy on CL and got no contacts from UK. I did get a questionable response from possible Chinese student at local univ. When my son posted on CL he got UK response. We advised he reply w/requirement that funds would be Cashier's Check or wired. Had to be for exact amount. Funny, UK never responded. --207.200.xxx.xxx

Let the real visitors go to the big apt complexes... In the past I have rented to students , foreign, but took losses because they were uncollectable. just disappeared. I weed out the scammers by using the option to post phone number only in adv, and I do not return out of state phone calls. --69.118.xx.xx

ctlandlord.....Lots of folks just use cell phones only now and can be living locally with their same number they've had for years. I worked in many different countries. Getting there first, then doing the apartment hunting is the normal sequence. Try 192.com if you have a name and an address, the applicant should come up. If he wants a loan, he needs to come up on the voters' register... Spend a few minutes online if in doubt.

The advance payment scams are known as 419 scams. Google the term! That "professor" is likely to have spelling issues and although he decided to rent your place, he cannot remember what exactly you put in that ad. He will be asking silly questions like what's the rent?

OK, I think I'm starting to understand. Just got my second inquiry asking similar questions with similar grammar/spelling problems. This one is arriving the next day but left out the family pictures and story about why they are coming here.

You are likely to be contacted by LOTS of these scammers; right now they seem to be all over Craigslist.

They will typically ask the same questions (either they're the same person or they all attended "Scammers U" together) and when you read their initial posting you'll be both amused by some of their language and confused that they're asking questions about information that you've already posted in your ad.

Ed, I reply that I am sending their scam to the External Communications Division of the FBI so it can be tracewd back to them. I never hear from them again.

Congratulations on being a new LL.

First thing you do id go above on this page and use the blue link to 'Landlord/Tenant Laws' and print off all the law for CT. Put them in a 3-ring binder on your desk. Now you have your operating rules at your fingertips.

Second, when you get inquiries for Section-8 vouchers, tell the inquirers "I am not approved by Section-8. I cannot rent to you." And that will solve another big problem that you are not yet requiped to handle.

Third, write down your rental criteria (e.g, tenants must make 3x the cost of the rent, pets or no pets, no criminal history, no previous evictions, etc. As you learn (here) you will add to and refine your criteria.

Use rental forms that apply to your state. Add to them as needed.

Sign up for a credit report--this sight has an inexpensive one--see above.

AND, quickly learn to ignore any scam-like responses. You will never want to take anyone you cannot meet beforehand, and never rent to anyone who has NOT seen the property first. That will eliminate all the 'overseas' inquiries. Best of luck. L --140.140.xx.x

I received an e-mail from a student (Marcus Scott) who will be doing research for 2 years. I asked if he was planning on conducting the research at the local university. No reply. The other is an inquiry from ProfessorWilliams Smith, British subject in the Netherlands selling fossils. I got the pictures of his "family" too, but I didn't include our full name and address in the reply. The next message was rather insistent for that information. That's when I started hunting for the information this site provided! I cannot thank you all enough! --69.235.xxx.xxx
