State Specific Question About: ARIZONA (AZ)

We have been renting for 35 yrs. and never had this problem. Short version: Renters left, with notice, son stayed on and now he has left, paid one more month to get stuff out, but has not done it, Furn., etc. plus a pretty new ATV in back yard. We have warned him to remove it, but to no avail. I want take it all to the dump, as it is not worth that much to us. How much time must we give him to remove it, before we can dispose of the junk.

Any answers would be helpful.

I would follow the key carries the possession concept, if the keys have been returned it is your abandon stuff if the keys are still with the former tenant and you force move-out it can get ugly-costly and both. Move forward if you have keys returned, if not phone about getting the keys back and having former tenant sign together with you the keys were returned on blah-blah day and month, then your stuff can be disposed of as you see fit. --76.241.xxx.xxx

The AZ landlord tenant laws are actually clear about what the landlord is required to do in the case of abandoned property. Check out the following website:

Thank you Laura, Mac and Virden, for your input. Looked up the laws, printed them out and went by the book. They are gone and after one week the place is clean and ready for another, All the stuff has been donated or dumped. Again thanks for the info.
