State Specific Question About: GEORGIA (GA)

Are you required to change door locks in between tenants moving out and new tenants moving in a property? Just curious, I've had a tenant ask if I have changed the locks from the prior tenants. This current tenant has been somewhat of a problem so far. --216.96.xx.xxx

Always, always, always change locks between tenants. I usually change twice between tenants - once immediately after the old tenant moves, and then again when the new tenant moves in (sometimes I do it in their presence). However, for security purposes for the new tenant, you absolutely should, and if you don't, you could be held liable for not changing the locks, and past tenants come back and rob or worse, enter and uh...do nasty things.

I managed several different buildings, and would simply switch out locks from building to building in a random matter...as well as to keep a few spare locks over the years to space out the interchanges.

LL's have to learn methods of playing it safe, and changing locks every time you have a turnover is one of those safety ideas...change the locks... --68.236.xxx.xxx

I always change the cylinders between tenants. Ernie at landlord locks is the way to go. I explain to the tenants that they are the only ones with the key to their new home, other than me and my master key. For three bucks per lock, it's well worth the cots. --71.55.xxx.xxx

I am always left dumbstruck by these type of questions. Would you want to live in a place knowing the people who used to live there had a key? And is this the type of behavior your talking about with the tenant being "somewhat of a problem so far". I'm with the tenant on this one.
