Does anyone have information on why I should lease for 13 months vs. 12 months? I noticed that most people ask for 13 months and I'm not sure why.

I, personally will stagger the number of months depending on the time of year and ease of rerenting a unit.
I don't like to have vacancies between November and February, as they are hard to fill during that time frame.
Of course, I'm in Michigan, and different areas will have different parameters.

Some places offer 1 month free with a 12 month lease. The 13th month is the freebie which you get only if all rent is paid as agreed and the unit is kept in good condition. This may be part of what you're seeing. --204.80.xxx.xx |

Check your state's LL/Tenant law (LLTA). My state's LLTA seems to require more hoops for leases longer than a year. LLTA says leases not exceeding a year are legal and valid "without acknowledgment, witnesses or seals" - whatever that means. So I make sure mine are 1 year or less. When tenant wanted to move in 10 days early I had the lease run 11 months, 10 days instead of 12 months, 10 days. --207.200.xxx.xxx |
