how to evict three 25-30 yr olds who refuse to communicate with me or more importantly pay thier rent. i am working out of state at this time --64.216.xxx.xxx

if its your first eviction we usually suggest u get a landlord tenant atty.maybe someone here can suggest one or see lawyers.com or see a local landlord group or maybe u have a friend in the biz.get right on it.i start eviction on 5th and think u should too if your state lets u.hopefully u have a copy of your state landlord tenant laws or can get one.start eviction immediately.did iu screen these bums?careful screening helps a lot. --208.58.x.xx

I would recommend an attny too, not knowing what to do, and being out of state. You would have to start with posting a notice to pay or quit. Then file for eviction, you would have to be there to do at least those things. --167.6.xxx.xx

Please find an EXPERIENCED landlord tenant attorney who practices law in the same area where your rental property is located. The closer to the local courthouse, the better! It is important the the landlord tenant laws be followed to the letter or else the whole process will have been a waste of time and you will end up having to start over. Call the courthouse that is local to the property and ask for a referral. Call a few different attorneys because they are not all the same when it comes to wanting to help and/or communicating with you. Because you are OOT, be sure the attorney will communicate with you by e-mail. Not all will do so willingly and snail mail will cause unnecessary delays.

well, thank you all for your valued input.

on your advice i called a lawyer in the county in which the house is located. we decided to send a 14 day pay/quit and stressed they are responsible for heating the home(no propane at this time in tank)worst result will be they pay, hopefully they will move out and re-rent by december
