State Specific Question About: GEORGIA (GA)
I obtained my Property Manager Diploma thru an online study course two years ago. I wanted to manage properties on my own. I own 1/4 of 16 apartments and manage them now as well as some more properties for another investor. Am I breaking the law because I do not have a real estate license or work for someone else. --64.12.xxx.xx |

The only way you can manage property for others without a real estate license is if you work for them as an employee. I don't remember the exact wording. I suggest you read the landlord tenant laws for the state of GA. --24.98.xxx.xxx |

The course didn't tell you if you needed a real estate license. Just gave you a dipolma and said go forth and be PM? I do it all myself so I don't know the laws on this.
I imagine it varies state to state. I believe that Alita is correct. If you are a employee then you don't need a license. Sounds like you a partner for the 16 unit and employee for several others? A guess yes you do need a RE license. That is only a guess tho. --209.240.xxx.xxx |

"Under Georgia law, any person who manages property must have a Georgia real estate license unless that person is the owner of the property; a full-time employee of the owner; or, if the owner is a limited partnership, the general partner of that limited partnership."

So, yes, in my opinion, you would be breaking the law to managing that "other investor's" properties. I think you'd be ok with the ones that you are (partial) owner of.

Sounds like you might be able to get around it with a proper entity. That becomes a state RE law question for a good RE atty in GA.

I don't see that she can continue to PM for other LLs regardless of her entity. My reading of that is that they are talking about the owner being in a specific entity -- not the PM. In other words, it says that you can be a PM when:
- You own it.
- You work full-time for the owner.
- You are the general partner in a limited partnership that owns it.
I think Connie is out of luck trying to PM for properties that she doesn't have at least some ownership in -- regardless of any entity -- unless she has a RE license.
