State Specific Question About: CONNECTICUT (CT)
We have a tenant who has bounced checks for the move in security deposit and rent. Those have not cleared. Is the lease invalid as of this date?
Next question: We had it confirmed from the gas company was switching over the gas bill and then they found out she had an outstanding bill and didn't notify us they were not turning it on in the tenants' name and there is now a bill for the tenant in our name. What are the laws here?

Hopefully they have not moved in yet. If they have moved in, you will have to start the eviction process. So it really doesn't matter if the lease is valid or not, it matters if they have moved in or not. If not, do not give them access to the property.
If this is your first eviction I would recommend you contact an eviction attorney asap. And in the future only accept cash or certified funds for security deposit and first month's rent. --70.216.xx.x |

When I was a very new LL I took a personal check on a Sunday for an immeidate move-in. On Monday, I took the check to their bank and found out it was no good. I consulted with an atty about whether we had a vaild agreement or not and the bottom line was that they were in the house and that I would have to go through eviction to get them out. Instead, I threatened have them arrested for the (very large) bounced check unless they moved out immediately. They moved out on their own, but I was told I was very lucky they went that easily. --71.63.xx.xxx |

Laura is right. CERTIFIED move-in funds only. If you're taking checks then you're setting yourself up for these situations.
