I want to know if I say I want the first and last months rent instead of a security deposit so I don;t have to deal with mailing out a letter etc when they leave.

This sounds like it would work to avoid a letter, but now what incentive does your tenant have to keep the place clean and undamaged? Will your last month's rent cover not only the rent but also the carpet cleaning and the hole in the wall from tenant's careless "moving crew"? (i.e. clueless family and friends).
Seems like a lot of risk to save a $.42 stamp and a few lines of typing. --204.80.xxx.xx |

I tried this once. Only once. When I found damage there was nothing I could do! I would have kept his entire security deposit and the right to!
You are better off getting a security deposit and not the last month's rent if you are really trying to get the deal. Call around to your local apartment buildings and "poor mouth" it and see how desperate they are and what kind of deals they will make. I will bet it's foregoing the last month's rent. NEVER the security deposit. And be sure to follow your state's laws regrading return of security deposit. This is important.
In Florida we have 15 days to return it if we are not going to impose a claim. If you are going to impose a claim we have 30 days to send a certified letter to the last known address.
Don't see landlording as a lot of problems you don't want to deal with. IF you are going to be a landlord, do it correctly and it's not that hard when you know what to do.

In Georgia you can not use the secuirty deposit for any thing but damages you can not use it for rent lost I have rented this house to a company and one man so I thought it would be better to have the first and last months rent? --72.16.xxx.xxx |

Not sure where you get your info re: GA SD not being able to be used for any unpaid rent but the STATE LAW website says it can be:

Review Georgia Code Title 44-7-34 (a) under Land and Tenant Article 2. Security Deposits
"Nothing in this Code section shall preclude the landlord from retaining the security deposit for nonpayment of rent or fees for late payment, for abandonment of the premises, for nonpayment of utility charges, for repair work or cleaning contracted for by the tenant with third parties, for unpaid pet fees, or for actual damages caused by the tenant's breach, provided the landlord attempts to mitigate the actual damages".

Cindy-In GA the security dep can be used for damages, rent owed, late fees, etc. It is a very bad idea to give someone possession of your home with no SD to protect YOU and YOUR property.
