State Specific Question About: GEORGIA (GA)

I've been reading that I need to make sure the lease follows all GA laws, which makes sense. I've founds some leases online that look okay to me, but I'm not sure how good they are for GA. I've been thinking about purchasing the forms from MrLL, or getting a Nolo book with forms in it on cd. What do you think? Will the Nolo book have GA-appropriate forms? Or just get a GA-specific MrLL form or package deal? I think I'd like to be able to easily make changes to the form, although that might be difficult since we don't currently have MS Word at our home computer (just Works). I'm also trying to find the most cost-effective option.

Hi Heather, welcome to Mr LL. It's good to see that you are taking steps up front to avoid potential problems. While I have no direct experience with nolo or Mr. LL leases, the ones I usually see online or in books are good starters. I would strongly suggest taking whatever you have to a competent / experienced attorney who specialized in landlord - tenant law (not a real estate attorney...they don't always know the nuances). It's worth $80 - $120 to get their professional advice. They will think of all the things you haven't and may already have one that perfectly fits your locality. You might even convince them to read a lease to you for free in exchange for becoming a client. You'll need someone to handle evictions for you unless you've done then before yourself.

Hi Heather! I use a realtor to find me tenants (due to time constraints; I do not do this full time) so I use the GA Realtors lease.

Perhaps another GA poster (there seem to be a lot lately!) will post that they have a GA lease on computer that they are willing to share with you. --76.97.x.xxx

Thank you! I'm going to try to get one this week. I also spoke with a lawyer about looking over whatever lease I get. I hate to spend the money, but hopefully the ounce of prevention will be worth it. :) --76.17.xx.xxx

Georgia is fairly landlord friendly, especially when I read what landlords in some of the other states have to go through.

The only stipulation I added to mine involved monthly inspections to check batteries in smoke detectors and to change out HVAC filters.
