State Specific Question About: ARIZONA (AZ)
Do I have to collect or pay sales tax if I rent me home to someone? --68.2.xx.xx |
sales tax (by Laura [GA]) Posted on: Oct 10, 2008 7:20 PM Message:
Nope. I highly recommend you educate yourself and read your state laws, available above, if you plan to become a LL.
good luck --76.97.x.xxx |

In mesa you have to collect 1.75% after you have three rentals. It must be city specific. --68.2.xxx.xxx |

It is city specific. I have one rental in Tempe and must pay 1.8% on it via a quarterly tax return. --72.222.xxx.xx |

Laura GA, there are many cities in AZ that DO make a LL pay what is called a privilege (sales) tax.
Some tax only commercial but many tax residential rental income as well and there is much variation in even those.
Without knowing the specifics from the poster (what type or property, SFH or multi and how big if multi, WHAT CITY) no way anyone can provide accurate answer.
But again..we have to be careful to not just "guess" at an answer on here just because we've never heard of such a thing in our own state/city, etc. --207.200.xxx.xx |

How do you put up with it?? Here in NH we do NOT have any sales tax or an income tax.

But NH is one of only I believe TWO STATES that require eviction for CAUSE only..so see every state/city has its own issues LOL. --207.200.xxx.xx |

I would gladly change laws of ct for nh. and we are looking at referendum being available soon if the constitution is changed. --69.118.xx.xx |

Terry- No need to be unkind when my purpose on here is to help. My point is that this person needs to get educated if they plan to LL! With no specifics posted, no one can ever do anything but give the best answer available with the info provided. My answer was NOT a guess. My, you're harsh. Had a bad day? --76.97.x.xxx |

Thanks for the input. I am renting in Mesa, AZ. I checked the city website and effective 10/1/08 it changed to two or more residential properties, for collecting sales tax. Luckily I only have one. --68.2.xx.xx |

Laura..your initial answer before the city was known was a flat out "Nope". Whereas many cities in AZ do implemnt this tax. The suggestion you gave the poster to learn their own laws was great..but the "nope" implied "no such thing" regardless of where in AZ the rental was. The rest of the answers stated indeed that the CITY in AZ would determine the correct answer and when we posted no one knew that City. --207.200.xxx.xx |

And..congrats Craig..seems like your timing is great if only planning to rent out the one place!
I personally HATE the idea of taxing rental income and would really fight it if they tried to do in my city..they do in some cities around here as part of the business tax license.
In my opinion this is a contract not a "sale" and the ID of privilege tax implies just what it sounds like, that AZ assumes those with rental property are rich aka privileged which is nonsense. --207.200.xxx.xx |

Craig..I wonder if Mesa changed their law recently due to the huge influx of SFH rentals that were primary residences that the owners cannot sell in this market so they are "forced" to rent out..could be. --207.200.xxx.xx |
