State Specific Question About: NORTH CAROLINA (NC)

I have been trying to rent my 3 yr old home for 2 mo. and haven't had any luck. Lots of people looking but none that qualify or have the money. I was asking for first/last and security deposit. Now I am going to relist it in the paper with firt/and deposit. any suggestions on how to get the house rented? its in a wonderful area of new homes, location, location. In the paper all the houses are listed for more than what I am asking. But I guess the market has everyone scared. I also am doing a credit check. I noticed that almost everyone that has applied has told me that their credit isn't very good becuase of...... So what do you do in that case? This is all new to me. any suggestions would be appreciated. thanks --70.109.xx.xx

I agree that it might be a better idea for you to only ask for 1st + SD...

From what you say, so far you are only getting feedback from the lookers about how they think their credit is...and that you are not encouraging them to complete your application and take a look at their credit...and find out for sure why they think their credit is not so good... --68.236.xxx.xxx

Another comment on credit...I had a single male in his mid 30's apply...during interview, he talked about how his credit was not so goodue to a divorce a while back...but I agreed to take a look and see mainly because he owned a used appliance store, which sounded like a possibly good relationship to work with...

Looked at the credit report---the only negative line item was a $2000 tax lein from the state for some unpaid tax thing that on further conversation he said he was working on paying that up...credit score is the last thing I look at...I look at the line items to see how many late pays of 30-60-90 days and collections & judgments...this one was clean on all that...so I rented to him...

By the Way...he also replaced the apt. stove with a newer model with the understanding that it would stay after he moved...win win sometimes.. --68.236.xxx.xxx

If this is a newer home I would avoid renting it and try to sell now-while it is still in new condition. It will never be worth more than it is now (sad to say) and you run the risk of having to pay for a rehab on a nice new house after 1 bad tenant experienc. I believe residential realestate is going to keep declining through 2010 or at best stay flat (depends on area). There are no buyers becuase people are "sick of realestate", lenders are going to be extremely selective which will perpetuate the decline,I think people will start living within their means and the "apartment" market will see an uptick. I say sell now and take the hit now so you can recover from the loss, there is absolutely no point in hanging on to an asset that requires soooooo much hands on work and will probably not appreciate, or appreciate minimally. Sell it and buy an apartment building somewhere if you want to invest in RE. --66.72.xxx.xxx

Why do you feel that the home is a loss? Is it because it is a new house or because it is a Single family house?

I bet, if you only ask for one month secuity & the first month's rent, you'll be able to rent it.

I would like to do the same thing. But when they move out, sometimes they make more than the one month security in damages. I can't take a chance on that happening again. --76.98.xxx.xx

"None that qualify" What are the reasons you are rejecting applicants? Also, those that do look at it and do not fill out an application; you may want to ask them what they ended up with and then you will know where yours is not filling the need.

I pay a realtor 1 months rent to advertise and show. She is very good at following up with those that have looked at the place to find out why they did not choose to live there.

Sell the sizzle (not the steak). List benefits to tenants, not the features of the house.

Most tenants in toronto could not come up with first/last and SD.

I stay with the first month's rent plus two months security.

I want that double rent that is in the security deposit to take care of any damage and if they don't pay the last month's rent I'm at least covered by the sec. dep.

And with 2 month's security the tenants definitely want their money back especially when I emphasize "with interest". They also will clean the premises as per the lease when they leave because I send them a move-out reminder letter after they give notice.

I don't want to lose tenants that have passed my criteria whom I feel will be good tenants. I end up by being the nice landlord by giving them a move-in freebie of either a free 1/2 or full month. It beats the hassle of re-advertising or going through the process all over again.

I have done the credit checks on those that have applied. most of them have a fail grade. I have tried to work with a few that I felt could afford the rent. But then last min. they move on. I had a lady that wanted the house and said she would be there in the later part of the morning with her deposit. during that time I had two people call about it. I told them it was rented. foolish me,being new to this I never took a phone number. the lady never showed, I called her and she told me that she changed her mind. the ones that applie want to move in 2 or 3 families with them. One wanted me to allow him to make a computer room in the storage attick. another said he was scared of the yard. didn't want to have to mow on his days off. I told him he should be looking at an appartment not a house. I am running out of ideas. today I saw someone advertise that if they signed a lease they would give them a 100. food card. can you believe that! I have tried selling the house. the market is very bad here. nothing is selling and I had the house listed at 154,000. and its almost new! I can't seem to catch a break. I am going to advertise again. I have it on craigs list and the rental site. have had some calls but no takers. If I wasn't married I'd move in it myself! thats how nice it is. thanks for the feed back. --70.109.xx.xx
