State Specific Question About: UTAH (UT)
Clarification to my question: I live CA, have a property for rent in UT. The government pays for the tenant's rent consistently. But the property manager is getting later and later in transfering money to me, and did not forward any this month. What can I do other than firing the property manager? Can I sue him? Is it worth it?

Teri,
It's not worth it to sue him if you are getting all of the rent late. Go ahead and fire him. Most governments (local) that do subsidized housing will direct deposit to any checking account that you ask them to. If they insist on checks (as one does where I operate), they will send the check timely to a PO box that I designate. So either way, the government is very timely on rent payments. It doesn't solve the property management issue but it could pay you to shop around and find a handyman where your property is located. They work for cheap and chances are that it wouldn't require the use of a property manager to utilize their skills. Best of luck to you! --74.166.xx.xxx |

my advise for landlords that are not near is for the handi man to send pictures monthly , and also install security cameras to common areas that you can monitor remotely. --69.118.xx.xx |
