State Specific Question About: WASHINGTON (WA)

Here is a solution that work for me regarding Unauthorized Guest.

26. GUEST(S): Tenant agrees to be fully responsible for the actions and behaviors of all their guests, family, visitor, employee, and/or agent. Property Management strictly prohibits subleasing or unauthorized long term guests. Property Management MUST approve all long term guests in writing. No guest may stay no more than a total of three nights (consecutively or combined) within a rental period without written authorization. EXCEPTIONS: Does not apply to child visitations.

When there is a guest that is living there, and I am told that he's just visiting for the day. I tell the lease holders in front the the "GUEST" O.K., but remember if he even pay one dollar towered rent or any shared community expenses, he will be your tenant and you will have to follow the LL tenant laws of WA., as I have to do. He will become your tenant not mine and he does not have to leave. Your are fully responsible for the unit and he is not. If you get transfered, you can not turn off the electricity or any thing that he has paid for. In other, words he get free living for about one to two months, until eviction, at which we will evict you the Lease Holder and any other occupants. He get off Scott free - WOW! what a deal I tell you!

Ya, i tried that three day thing but the judge said no. However, the pet one works for some reason with the courts in WA. go figure

No dogs, cats, birds or any other animals are permitted on the property without expressed written authorization from the Owner / Property Management.

Tenant agrees no visiting dogs, cats, birds, or any animal with four legs and/or fur are permitted on the property without prior written authorization from Property Management.

Tenant authorize Property Management to automatically increase the rent by one hundred dollars 00/100 ($100.00), to be retroactive for a maximum of twelve months of Tenant occupancy, and continue until Property Management has regain possession of the property, if any of the above unauthorized pets were visiting or to be found in the unit.

Tenant agrees paying this increase does not permit or imply written authorization to retain the animal in question.

Tenant agrees damages caused by any authorized or unauthorized animal do not constitute ordinary wear and tear. Property Management may deduct from security/damage/cleaning deposit all expenses to cover any damages caused by the animal. Damages may include, but not limited to deodorizing, cleaning, sealing and painting of the walls, ceilings or repairing/replacing the carpet and/or pads. ALL ANIMALS MUST BE QUIET IN THEIR HOME.
