State Specific Question About: WASHINGTON (WA)

All right LL's, I am new to this site, and I am a LL with mortgages and bills to pay. I have been reading and it appears to me that there are a few cocky LL that appear to act like their GOD's. It appears that Evict, evict, evict is the solution to everything.

Now, I know that there are a few - no a lot of high maintenance, troublesome residents out there, but I tolerate it and take on some risky tenants because I am investing for my retirement by provided medium to medium high-end rentals.

Ask your self the following;

1. Why are you in the rental business?

2. Who pays your mortgage?

3. Who is giving you equity on your property?

4. Who will benefit from the property you own in the end?

Within reason, don't be so tight with your residents let them live if they are not selling drugs, trashing the place, violated major clauses in your rental agreement such as smoking and pets.

I have learned a lot on this site and contributed as well.

There is a wealth of information on here and different views

I appreciate the "come clean" aspect, so can you also fill us in on why someone with the exact same IP address (same computer you are posting from right now) as you posted "I am a tenant..." on the eviction topic 22-Sept?

Regarding your questions:

1. Why are you in the rental business?

To make money by providing clean, functional and affordable housing.

2. Who pays your mortgage?

I do. I earn the money as a result of my hard work and intelligence. Some might argue all day long that it's my tenant's money. Nope, it's my money. And I pay my mortgages with my money. This in no way means that I treat my tenants disrespectfully or condescendinly. Remember, my intelligence that I just mentioned guides me to do otherwise.

3. Who is giving you equity on your property?

See answer to question # 2. No one "gives" me anything. I earn it through sweat and smarts.

4. Who will benefit from the property you own in the end?

My tenant and I will mutually benefit. They in the short term have a nice, comfortable, affordable place to live. I earn profits as a result. This is capitalism at its best. No one "wins" or "loses". We benefit from a mutual exchange of value.

Clarification, "risky" meaning the

1. credit report is not the best with collections to others other than LL. Must have good references other than from(friends and relatives)

2. First time renters

No landlord takes risky tenants if any better ones are available.

Unfortunately, in this market, you have to either wait a long time, get extraordinarily lucky (as I did, getting my last tenant in less than a week), or take the best of the worst.

Both sides benefit. Tenant gets to live in a nice place that he cannot afford to buy outright. Landlord gets the mortgage paid (you hope...) and that's about it. I certainly am not making any money out of this gig short term in this market. Long term appreciation/reduction of principal is the only thing I've got. --65.54.xxx.xx
