Your options are in the lease you signed. Most important of all, let your landlord know right now what is happening and keep him/her in the loop. Ask their advice.

If you want to cut a deal, asking for one at the last minute won't get it for you. leaving without notice will probably get you a big black mark on your credit report. You want to go out graciously to preserve your futire ability to get a decent place to live.

Whatever you do, leave it as clean as you found it. Dirt is not normal wear and tear. the less your landlord has to do to re-rent the place, the faster it will get re-rented.

That is important because you may be liable for lost rent until it is re-rented.

But talk to your landlord and be honest with them. --69.3.xxx.xxx

What Gwen said, if you have a good LL, they might be a little put off (I would), but the might understand and be willing to work with you. You are breaking your lease and you can get an eviction or lawsuit on your record which will not help with your future of trying to rent, but see if your LL is willing to work with your situation. You will be responsible for the rent until the re-rent, advertising costs, damages, and any clean up. --167.6.xxx.xx

I just had a tenant change jobs and need to move. She was honest about moving and gave me as much notice as she could. She kept the house spotless and allowed me to show it. She co-operated fully.

I had tenant roommates who developed "irreconcilable differences" and wanted out of their lease early. As it was a personality conflict instead of an issue beyond their control (hey, learn to get along!) I was pretty nice. I charge them one extra months rent plus forfeit all deposits and they pay for steam cleaning the carpets. Not a bad deal considering I could have made them pay advertizing and extended vacancy as well. I'm re-leasing Saturday, so all is well for me.

As the others said, be honest and be fair. You are asking your Land lord to go through a lot of hassel on your behalf, and while it is certainly the nice thing to do there is not obligation on his/her part other than to attempt to re-rent as soon as possible. Your conduct will greatly influence how lenient the LL choses to be, and plus it's just the right thing to do to honor your promise as best you can. --204.80.xxx.xx
