In MA the rent has to be 30 days late before you can charge a late fee. By which time a smart LL should have already filed a 14 day notice. --72.85.xxx.xxx

In Connecticut there is a 10 day grace period so you cannot charge a late fee until after the 10th day of the month. --72.200.xxx.xxx
