State Specific Question About: TENNESSEE (TN)
Hi. I used to use a property manager, but I have decided to go it alone since I only have one property. She used to do my credit checks for me, but now I need to do them myself. So I"m looking into the Mr. Landlord service. I'm wondering what the 2nd requirement to use the service, "2. You are not operating an unauthorized business." means to me. My business isn't structured as an LLC, etc. In fact, I haven't done anything other than rent the place out as professionally as I could. I guess it would be considered a sole proprietorship? My accountant did my taxes for the business last year. So, do I need to structure the business somehow to use the service? Thanks.

I think what they mean by that is that you're not running a credit repair service or an adult-content website or something else that they don't authorize.
On the questionaire that my site inspector filled out, there were specific questions as to whether it looked like I was running one of these sorts of businesses. --71.63.xx.xxx |

I'm a sole proprietor without a business license (they're not required in my town for residential rentals by owner), and I passed without a problem.
Just make sure you have a locking file drawer, a password on your PC, and a shredder. --71.63.xx.xxx |
