No smart butts its not a trick question and Im not a tenant. Im a new landlord trying to learn the rules, and was told that since I was not a management company I probley couldnt charge the fee. Hi Karen;

As a tenant, I was always offended by LL who asked for a deposit so never applied for those places although I was a great tenant. My thinking was that it was a normal business expense to pull a credit report and they cost $10-15. A typical fee is $20 and that's not fair to make money on the applicants in my mind.

Now that I'm a LL, here's how I do it.

I only pull one credit report. I tell everyone that they must qualify and a clean credit report is one of the qualifications. They usually weed themselves out. Further, the tenant who seems to qualify in other ways, I collect a deposit from before I run a check. The deposit guarantees that they want it and will rent it should their credit report check out. If they don't want to provide a deposit, they are probably interested in another place or for whatever reason, not really interested in living in your place so now you move on to your second choice.

Read the LL book called "How to be a Scrupulous LL" available on this site. Best book I've ever seen on the subject and give this site another chance. It's really filled with some good advice. Remember that anybody can post so you'll get all kinds of thoughts, weed out the ones you can't use without judgement.....good practice in being a LL anyway. --69.107.xx.xxx

The tough guy responses are a bit harsh. I was about to ask a similar question.

As a tenant for almost 20 years, I only had one credit check that I'm aware of, and it was because I took an duplex apartment listed by a broker, which was owner occupied by a 90 year old woman who had a somewhat nutty son who had attack trained rotties. Trust me, they were more than willing to waive the fee to get it off their back.

And in the rental market as it was, they chose to eat the application fee in order to get their commission on the unit, because I felt it was a business expense.

Most management companies, realtors, larger landlords, etc definately pull checks. Many of the smaller ones do not. I think they are out of their mind.
