State My tenant moved in Sept 5, and took 100 photos of the place and put them on disk, "to keep things honest." I tried to take pictures, too, but my camera failed to operate. But he did sign my "conditions and inventory" checklist which said everything was ok. I learned that the charger was defective and I bought a new one. I asked if I could come back and re-take them and he agreed, but this time I had trouble using the camera and again I failed. What should I do? I did not tell him the camera failed this time. I have since visited the camera store and go advice on how to use it. The tenant offered to gived me the disk. Should I ask again to take pictures. He has moved in with large furniture over the rug and things against the wall. The place was repainted nad the carpet was shampooed.

Accept his disk. If photos are acceptable to you, print contact sheets, have tenant sign and date sheets. Put the contact sheets in your tenant's file.

Learn to use your camera.

Take the disk. Make sure you can use it. If it works, don't ask to shoot a third time. My opinion, but if he's the kind of guy that shoots a hundred pix of his new rental, he's also the kind of guy that is unlikely to do a lot of damage to said rental.

Sounds like this is one of your first rentals? You don't sound like you have a lot of distance from it yet. You may want to psychologically distance yourself from it a bit just to keep your sanity. This can be a hard business. --76.252.xx.xxx

Always make sure your camera is working beforehand for something this important. If it is not working, run up to the local drug store and buy disposable cameras. This should have been done before your tenant moved in. --167.6.xxx.xx

Pictures are good. Video is great. Invest in a $250 mini-DV camcorder and write it off as a business expense. Then you can have video of yourself AND the tenant as you go through. Pretty tough to dispute that kind of evidence, though some will try.

I would not ask a 3rd time. There comes a point where you've pestered him enough, and this is it. If I were him, I'd be thinking, "my LL sure doesn't seem to have it all together."

or just get his disk.

You just got a new camcorder that you will now be using on rentals. And you hate to ask but what like to come back to try it out.

Less time and you get a picture of more areas. Example is I bet you would not have got pics of 100% of lets say a bedroom ceiling. Video easy to scan and get it all. --72.82.xx.xxx
