State Specific Question About: KENTUCKY (KY)

When a tenant has moved into a trailer and they call a month later and say they have bugs, are we responsible for getting a pest control service?

Visit the site personally and evaluate. Are they keeping the dwelling clean and sanitary or are dishes piled up in the sink and open cereal boxes everywhere?

I verbally tell my tenants of my "60 day bug free" pledge. I'll treat for up to 60 days after move in; after that, it's on you. The deal is void if the household is sloppy. My lease says tenants are responsible for pest control, but I offer this as a reassurance that I run quality units. --204.80.xxx.xx

If you are sure there were none before then tell the tenant it's their problem. But you need to find out if they are termites or carpenter ants that could damage your property. If they are property related kind of bugs then you need to treat. If they are bedbugs or roaches that the tenant could have brought in then they should pay but I would find a way to do it that they can live with, such as adding it to the rent spread over a few months, which means you pay and they reimburse.

You must have just cleaned the place to rerent so you know there were not bugs. Do you have a witness that you can tell the tenant about? --76.99.xxx.xx
