State Specific Question About: RHODE ISLAND (RI)

I rented my vacation home to someone for a period of 2 weeks. Unfortunately on the first Monday of their stay, the town started ripping up the sidwalks on the street. I had no idea this was going to be happening during their stay. I have offered them a refund of $200. But I think she will be asking for a total refund of the $3,314 rent (includes $100 cleaning fee, which she says she shouldn't have to pay as it wasn't clean when she arrived.) The cleaner was still cleaning when she arrived, but apparently she took pictures of what wasn't clean.

I understand her disappointment in the situation, but depending on what she asks for in her next email, what do you all suggest?

Nothing is free. She stayed...she pays. You cannot control, or be expected to control, the city and their sidewalk schedule. If the place was dirty, she should have addressed it with you upon move-in.

she gets nothing. I really see no need to communicate with her. She paid you, she stayed and she is gone, right?

There is a commercial running on TV right now about a couple who checks into a hotel under construction. Can't even hear each other talk. Hotels don't give refunds or shut down at times like that. Especially if she stayed the whole time. --151.213.x.xx

What is the whole story? She was there for 2 weeks because it was a vacation for her or was she there for 2 weeks for another reason?

If it were me and I was on vacation. I would call and tell you I was sorry but I was packing up and going else where because of the noise and dirt. Who wants a vaction like that?

Were the streets really torn up? Did you ask a local friend of yours up there? Really doesn't matter. She stayed she pays.

We have had renters of our Cabin call the PM on the mountain and ask for another cabin because of high temps before we put on the insulated roof before. Haven't had that problem since we did the roof though.

I was totally thinking about that commercial too. I haven't gotten her email yet so I'll let you know what she says when I get it.

Yeah, I also never heard about how 'dirty' the house was, only that the cleaner was still there when they got to the house, until she left.

Thanks for all your responses. She emailed me asking for low season rates because of the city work. She said she is writing some landlord/tenant mediation board in newport about the situation as well as the Better Business Bureau. I don't see anywhere in our lease that I am responsible for work/construction happening outside my property, so I don't really know what she is going to get out of this. --76.118.xxx.xxx
