when advertising for a section 8 tenant is it permissable to advertise section 8 only or would you have to state section 8 accepted?

I think you'll find that the media controls what they will or will not include in an ad based on the advice of their shark..

If you are targeting S8 specifically, then by all means include language like "S8 OK" if you can. However, some newspapers no longer let you include anything like that (idiots! and they wonder why the internet is burying them).

The downside of including "S8 OK" is that non-S8 applicants tend to shy away. They interpret that the property is low-scale.

If you are doing Craigslist ads, why not run 2 ads? One ad says "S8 OK" in the header, the other does not.

Even if I do not include "S8 OK", I still get lots of calls for S8 applicants. --65.96.xxx.xxx

I guess this person wants S8 because the money doesn't come from the tenant but a safe source. Also around here they will pay outrageous amounts from apartments just to get people housed.

I could get $1,200 for a couple of mine that don't bring that from other renters. I do credit checks and when I mention that the section 8 people hang up. --76.99.xxx.xx

the best way to advertise to section 8 people is to go to the hud place with an 3x5 index card-it should have a small picture of the house and information and a phone number. most of them have a bullitin board that you can put these pictures on. if you have a 3 bedroom or more...your phone will not stop ringing....definately screen them like anyone else, and the main thing i do is drive by where they currently live...if it's trashed, i give them the application back.... --74.240.x.xxx

During my LLing years, I have had several hundred tenants. Of these the worst one I ever had was a non S8 married couple with 3 kids in a SFD and one of the best ones I ever had was a single woman with 3 kids on S8 in a 6 unit.

Of the 50+ S8 tenants I have had, I can only recall a couple who were real PITAs. In fact without actually looking at my files I would be hard pressed to even remember their names. However, I can vividly remember 4 different S8 inspectors & 2 PHA directors with whom I had numerous issues.

IMO their are several misconceptions LLs have when 1st considering the S8 program.

1. The rent is always higher than market rent.

2. The rent is always paid in full & on time by the PHA.

3. When costs go up the PHA will surely allow a rent increase to help defray these costs.

4. The PHA is the LL's friend

5. PHA inspections are not as bad as some LLs claim.

6. If the need to go to court should arise it won't be any worse than with a market tenant.

7. Applicants don't need to be screen as throughly because the government won't let them stay on the program if they were really bad.

In reality what I have found is that S8 can work fine for some LLs & not very well for other LLs. A lot of one's success depends upon how well you prepare for it.

In LLing as in any business venture it's easy enough to make a small fortune provided that you have at least started with a

just place an ad for 2 bed or whatever.lots of s8 will apply.if u screen them very carefully and deal with a good housing authority sometimes it works.i try to avoid them.and think u should too but some guys here do it.successfully.program slanted against landlords.they get free atty to fight u and free appeal.did u know that?? --208.58.x.xx

To some of your questions as to why rent to section 8er's? the answer is clear. You have a three party lease and if they do not pay their portion of rent they loose their assistance. This puts the bind on them because who wants to loose the party helping them pay for their rent? I have many 8er's that were decent tenants and then my fair share of pigs! Patty, if YOU have a Hsg Office that administers the program correctly--as you state, if they don't pay their portion they get kicked off--then using Sec-8 may be a good thing. BUT you must realize that the MAJORITY of us DON'T have Hsg Offices that do that!

My sec-8 office had the worst personnel and policies I even saw. They never threw anyone off the dole--they just moved them around--never paying for any of the gross damage their clients did, often cutting off the LLs payments based on the total lies of the tenant. Then even when found out to BE LIES--they never paid you the lost payments back or ever apologized. The regularly lost paperwork, made, cancelled, or re-scheduled inspections w/o telling you, etc. The personnel were either never in the office, or too lazy to return your calls. --140.140.xx.x
