State Specific Question About: NEVADA (NV)

I had a tenant with a one year lease, she moved out during the 7th month, no written notice but phone call to advise, I asked for 30 day notice did not receive, She paid 7th month in full,

I leased property one week later to new tenant with one year lease, did clean carpets and placed new sod/cleaned backyard landscape first tenant did not maintain backyard, Now 1st tenant requesting deposit back via phone call, How do I proceed.

So you were without tenant for one week? If so, subtract one week of rent from her deposit.

You mentioned she did not maintain yard, was she supposed to according to her lease? If she was supposed to I would subtract that from her deposit as well as carpet cleaning and refund the rest. --71.202.xxx.xx

Need more specific info. She paid for the 7th month and you had someone move in during that same month?

If so, you are not out any rent and cannot 'double dip' by charging both the new tenant and the old. You need to do a proper SD acctg, charging for excess wear and tear just as if she moved out on schedule. --76.97.x.xxx
