I leased property one week later to new tenant with one year lease, did clean carpets and placed new sod/cleaned backyard landscape first tenant did not maintain backyard, Now 1st tenant requesting deposit back via phone call, How do I proceed.

So you were without tenant for one week? If so, subtract one week of rent from her deposit.
You mentioned she did not maintain yard, was she supposed to according to her lease? If she was supposed to I would subtract that from her deposit as well as carpet cleaning and refund the rest. --71.202.xxx.xx |

Make sure and send her accounting of deposit within the timeframe allowed by your state. --71.202.xxx.xx |

You add up your expenses and refund the difference. --24.99.xxx.xxx |

Need more specific info. She paid for the 7th month and you had someone move in during that same month?
If so, you are not out any rent and cannot 'double dip' by charging both the new tenant and the old. You need to do a proper SD acctg, charging for excess wear and tear just as if she moved out on schedule. --76.97.x.xxx |

I'd say deduct advertising costs, cleaning and any repairs including landscaping restoral and mail refund by check certified mail within the allotted time frame. --71.196.xx.xxx |

Thanks everyone for your replies, also new tenant pays less in rent due to property values being lower can I visit this? Very glad to have it rented, Thanks again. --71.102.x.xxx |
