I suspect that you mean can you aak doe BD and SS on your application form...not on your lease?

That said, it sounds like you are a newbie and do not know about having the potential rentor fill out an application so that you can then run a full credit and criminal background check using thier SS #s to do so...

Sorry for not clarifying. Yes, I did mean the application form. I ask this because previously in Hawaii, the rental agreement use to have the social security number, but now it doesn't. Just wondering if there has been new regulation against asking for this information?? But, I suppose how will I run the credit rpt w/out it, so I do need this data?? Also, in the past the credit rpt would provide a fico number but now I am just given a rating w/no ficos. I'm not a newbie, just haven't had to do this in a few years.................. --72.235.xx.xxx

Seems like I am the only one to respond to offer help to you...

I want to warn you to not simply use the FICO scores...you need to look a the line by line credit report to see how many late pays 30-60-90 days...as well as to see if any collections etc..

If you really want the FICO... your agency can do at perhaps a minor fee..

sorry for the confusion. My question was specifically about the rental application but I referenced the rental agreement in the process. To make a long story short: was just wondering if there was some issue in asking for the SS# on the rental app b/c the rental agreement use to ask for SS and now doesn't ask for SS. As with any information that you ask for the lease application should also have a form where the applicant signs and gives you permission to use the information on the application to check their credit, job history, rental history, etc. As a Realtor, we have forms available to us to use as a standard but any office store will have a landlord kit where there should be an authorization for your use. Just make sure they complete the application and sign a form giving you authorization to use this information to check all information on their application for accuracy. Also check the state of Hawaii website for any further clarification or law that may prevent you from collecting this information. You must also protect this information once collected.

Landlord/Tenant State Laws for Hawaii are posted on this site. Just click at the top of the page. You should run a credit check on prospective tenants and you'll need their SS#, previous address, date of birth, etc., to do that. Just be sure to have them sign the application and that you spell out that their signature permits you to perform all necessary checks. I collect cash from applicants with their application to run the check. I also take a small but not insignificant deposit with the application. That way you will know if they are serious about renting, but they will pay for the check. Good luck!! --71.238.xx.xx

I ask for social security number and bithdate on my application. And I try to verify the birthdate and name by a picture ID such as a driver's license. In my state, driver's licenses used to have the social security number, but now most request an alternative number.

I used to put the social security number and birthdate on the lease, but now I put only the birthday. --82.224.xx.xx

Use an application and a rental agrrement for your state.

In sue-afornia ( California ) I get the completely filled out and signed application and a credit check fee up front.

If they pass then I get a holding deposit followed by a money order or cashiers check for the balance needed to move in ( NO PERSONAL CHECKS ). You run the credit check, don't accept a copy from the tenant. Run one for all occipants, even the husband and the wife. One might have some credit issues the other does not know about. --72.25.xx.xx
