State Specific Question About: ARIZONA (AZ)
Our Arizona rental was left in a mess. Tenant left furniture, personal items and garbage behind. Pet stains on carpet, etc. Said, "take it out of the deposit". My question is since we did most of the work ourselves can we charge her for our labor? If so, how much per hour?

Ask your attorney tomorrow.
In our state you can charge the prevailing wage for the service performed, in many case most of us are hematopathologist and we are paid at $150.00 and hour and we can not charge our tenants that much for cleaning a floor... --69.136.xx.xxx |

In Cal you can charge a fair labor rate. I use $25.00 per hour and never had a problem with a tenant or a judge. --72.25.xx.xx |
