How clean do you have your rentals on move in? I had a cleaning crew do a move out cleaning after the last tenants left but the house has been vacant for 6 weeks. It's a high end SFH. New tenant is really upset by how dusty the sills are and counter tops. Apparently there is hair in the shower drain etc. What is normal? Thanks!

If the place has already been cleaned, six weeks is too long to sit without dusting all horizontal surfaces, sweep hard floors, & vacuum carpets.

Your cleaning service needs to be called to task for leaving hair in drain.

You should have had it dusted at least prior to move in...you want it to be clean at move-in to establish the condition you want it left in. I have check-out cleaning instructions I provide tenants and my professional cleaning crew....it eliminates a LOT OF PROBLEMS!!! --64.12.xxx.xxx

I normally am quick to suggest I will send in a cleaner in situations like this. I have also had people move in and sent in a cleaner after they are in.

An example of that is that they are moving in on a wet day, and their friends or whomever is tracking all over the house. I preffer to come in with a crew and get the place looking nice again.

Never do I have everything in a perfect condition, however the tenant always feels taken care of if I'm doing my job well. --71.178.x.xxx

About half our tenants leave houses in a mess, so we charge for a professional clean out the security deposit to get the place reasonable. Then we do upgrades or fixes and showings, but always have it cleaned again before the new poeple arrive - we never know if they are the 50% that keep it clean! --75.110.xxx.xxx

In one word....SPARKLE!! That's the way most new tenants describe my places. We actually do a "Move in/Move out Cleaning Checklist". It's a room-by-room, item-by-item checklist that's just for the state of cleanliness of the unit (this is a seperate document from the "Condition and Inventory Checklist", which accounts for pre-move-in damage). I also do a little video.

Most tenants get their security/cleaning/damage deposit dinged at move out for failure to clean up to my standards (how clean it was when they moved in). Some complain, most don't because they know I've got things so well documented that they don't stand a prayer if they decide to contest it. I send them a letter 15 days prior to move-out that goes into great detail on how to clean up the unit to maximize the return of the deposit. Some just half do it. --204.63.xxx.xxx

I do pretty much what Bill(TN) does. I believe the unit should be spotless upon move-in...otherwise, how do you expect them to return it to you clean?

I tell them (and they sign the move-in condition check-list) that the place should look the same way upon move out (excepting normal wear and tear, of course, but I don't make a point of telling them that).

I've moved into many apartments during my college years and beyond that were certainly not up to my standards of cleanliness. I always hated having to scrub tubs and toilets at move-in...as if I didn't have enough to do already with all the unpacking.

I believe it's part of my job as a landlord to provide a clean, sanitary home at move-in and it's the tenants job to return it in the same state at move-out. --170.29.x.xx

Thanks for the suggestions. I agree that I should have had it cleaned again. This move in was rushed due to the fact that I have 2 month old twins and it didn't get my full attention. Its only our 2nd turnover and boy have I learned a lot!

I agree with Bill. SPARKLE.

Take lots of pictures before they move in. A couple of times I have printed the pictures and provided them to the tenant a week before move out. It reminds them how the place looked when they moved in, and leaves no doubt what the expectations are when they move back out. I also provide a move out cleaning checklist for the tenants. Sometimes you get lucky and they actually leave it in perfect condition. --141.129.x.xx
