State Specific Question About: NORTH CAROLINA (NC)

The apartment that currently I am renting includes water, is mention on my lease agreement. I will like to star charge $20 to $30 extra every month for water uses. What will be the best thing to do if I want to begin charging water? How can I charge my current tenants for water?

For starters wait until next year. Also haggling over utilities tenants use and you pay is no fun. I either include or I don't. In the same vein its no fun paying a water bill period. As a matter fact I yell at my wife daily: "ARE YOU TAKIN ABATH OR BRUSHIN YOUR TEETH FOR GOD SAKES". Separate utilities whenever possible. --67.140.xxx.xx

Is tenant currently on month to month? If so, give 30 days notice of change in lease.

If tenant is in year's lease...well it depends on the terms of your lease. My leases say I can raise rent to cover increases in taxes, utilities, etc. --205.188.xxx.xxx

My son's leases say that $XX.XX amount of money is included in rent. If tenant uses more than that, the tenant is billed for the excess. --205.188.xxx.xxx

Geeze June! Unless there's a leak water usage is a constant. Collecting $2.98 or whatever sounds like a pain. Around here 1 person uses no more than 30 dollars a month. If its 31 I get my headlamp on and go hunting. --67.140.xxx.xx

Depending on your lease agreement as June says, you need to either give notice of an increase in rent, or wait until the lease expires to raise it.

If you want to actually charge them for the water they use, you need to have seperate utilities for each unit. --167.6.xxx.xx

Sorry, there will be an increase of $25.00 in your monthly rent due to increased taxes, insurance, maintenance and utilities.

Don't haggle over the water bill.

My water bill is generally in the same neighborhood, but it's never constant (unless I were to use "budget billing" and even then, there is a "catch-up" month).

Also, my city is known to have some of the most expensive water rates around. For a family of 3, we're generally in the neighborhood of $32/month.

If you're rentals are occupied by singles, I'd imagine a lot of screaming and hollering if you try to tack on $25-$30 for water after the lease has been agreed upon. Heck, were I the tenant, I'd holler. --66.117.xx.xxx
