State Specific Question About: MISSOURI (MO)
Hi fellow MO Landlords,
I was told on the chat that there are a few landlords in the KC area that I should meet. I am a California investor with 4 properties in KCMO, new to investing in the last year. It would be really nice to meet some of you on my next trip. I will be going to KCMO Aug 6 - 12. Would any of you be interested in meeting for drink, dinner, or something while I'm out there? That would be great.
Even if you can't meet, please say hi!
Jade

I'm game. I'm curious to find out where you bought and to hear how a little more detail on how things have gone so far i.e. which of my competitors you have used so far :-) --64.151.xx.xxx |

Several St. Louis area persons get together frequently. But we Kansas Citians don't.
I am leaving town Aug 10, but earlier might work. --64.12.xxx.xxx |

Jade,
Glad you made this post! You hit the nail on the head with the respondents. Martin and Carolyn are rock solid people to get to know.
You ever make it up north, let me know.. Coffee or Sierra Nevada is on me.

Jade, I am trying to remember your situation. You had some properties in areas that Martin and I didn't think were very good (Brooklyn, etc) and unlikely to be of interest to students.
And I thought you were asking more rent that typical of those neighborhoods, no matter how nicely you might have fixed up your property.
So, how is it going? I have had mixed results this year. This spring I easily rented some places near Rockhurst and UMKC. Elsewhere things have been so-so. --64.12.xxx.xxx |

And you must have bought at least one more property since then, as I think you only had two or three then. --64.12.xxx.xxx |

Carolyn,
Carol: Yes, your memory is very good. I had 2 properties in Midtown KCMO. Brooklyn & Bales were my two. Now I've got two more: 69th St. & 38th.
So far I've got 3 of them rented out with section 8 tenants for pretty good rents. It took a while and I had to go through a lot of bureaucracy to get the section 8 going, but it's nice to get the automatic direct deposit into my checking account every month. My last house is still being renovated. It's supposed to be done in a couple of weeks, but may take a little longer. I'm planning on going out to KC Aug 6th to check on that rehab.
I hope I can meet some of you then! --71.204.xxx.xxx |

Brooklyn and Bales? S8? Now I understand better why you were asking "is it worth it" a couple of days ago. Those are tough areas, and our local HA is pathetic. Not a good combination... --64.151.xx.xxx |
