The first step is to get possession of the unit back. Did they give the keys back to you as they left? If not, you'll have to follow your states laws on abandoned property. Once you have possession back, you'll have to assess any damages to the unit. Unpaid rent + damages - security deposit = how much they owe you. Once you have that number you can determine if it's worth going to court to get a judgement against them. Even if you do get the judgement, you will still have to track them down to get the money. If you have a deadbeat tenant, you will probably not see any money. --12.30.xx.xx |

If they are 'collectible', do as Brad suggested, following your state's laws to get a judgement.
I have rarely found tenants to be worth chasing when they break their lease. Usually, it's because they can't afford the rental any more, and ya can't get blood out of a stone, OR because they move out of state.
On one level, you can count your blessings -I'd sure rather have an empty unit back in MY possession, than some deadbeat living in it not paying rent, or destroying my property. --72.67.xxx.xx |
