Legally can you write a lease for two years on a single family house? Is there a one year limit by law? --67.161.xx.x

I have written two year leases quite often. I just put "Rental Agreement" on the top of the lease. I can not imagine that it is illegal. All it is, is a written contract between two people. --67.82.xxx.xxx

In some states it is illegal; in some states it must be publically recorded. I don't know about FL or WA as I would never do a 2 year lease. There are wayyyy too many life events could come up over a 2 year perioud. --68.111.xxx.xx

I did a 3 yr lease to an Army Recruitor...with built in rent increases for yr 2 & 3.

Month to month proponents will warn you not to do any lease, let alone a 2 yr lease...

If you do a good job in tenant screening as well as make periodic maintenance inspections etc...you probaly will not face problems with a 2 yr...

I think we discussed this before regarding WA specifics, so you might want to search the archive. I seem to recall that the guideline is that it's a good idea to record with the county any leases over 1 year , but it is not required.

I only do M2M.

Ken We understand that you can do 2 year leases but a 2 year lease would not hold up in court(without being notarized). 1 year will hold up in court but if you have a lease go over 1 year, get it notarized with all parties signing. I don't know the reason. --71.36.xx.xxx
