State Specific Question About: WASHINGTON (WA)
I have renters who have lived in my rental for 2 months. Part of the requirements I have of my renters with pets is that they have renters insurance.
These people do not have renters insurance and don't seem to care that they don;t. They said they would get it but they havent and they won't answer my calls or emails asking for the information.
Since it is part of my lease and a requiremnt, can I evict them for this reason if they do not get insurance?

I'm not following why you require renter's insurance for pet owners. Can you explain it to me? What would the renter's insurance cover that (1) the LL cares about and (2) would be related to having a pet? Why not renter's insurance for all tenants? --207.200.xxx.x |

Did you offer them keys without seeing the copy of renters insurance you should keep in the tenant file? Have the utilities been changed to their names? I would call them and ask - I think I misplaced your insurance form, could you make a copy and let me pay you back for it before the end of the month? Then wait it out a few days, cure or quit and then follows the eviction if non compliance is the lifestyle of this tenant. --76.241.xxx.xxx |

Just buy it yourself, and the same company your insurance is switch, make it easier to collect in case of a fire.
When you do your deposit return list it as an expense, and forget it...

Sandy, if a tenant isn't obeying the rules as laid out in the rental contract, you can evict. This holds true in any state.
I'm guessing that you've never had to evict anyone before. Consider hiring an eviction attorney and let him/her handle it for you so that you don't shoot yourself in the foot and end up with tenants that are allowed to essentially live rent-free until they're out. --71.126.xxx.xxx |

i just let 1 fixed cat in without renters ins.hardwood floor apts.works fine.i would not evict for that if rent is current.it might cost u 2 or 3 or 4 or 5k to turn over the apt and next guy wont be perfect either .i would say u could evict if u wanted if rental agreement said they had to have ins and they didnt get it. --208.58.x.xx |

You have fire insurance, you also have a deductible,
Renter insurance will pay the deductible, and if it is the same as your the settlement will be faster...
