Are we as landlords in Maine allowed to include a clause in our lease stating that we will not lease to convicted sex offenders or those convicted of a felony? --74.75.xx.xxx |

Why put it in your lease? After they sign the lease they are in and it is too late.
You might add it to your application. Or just screen for it and weed out yourself.
But will you never rent to a convicted felon? I usually wouldn't, but would for someone with an old conviction for a minor charge and a productive citizen since. --76.196.x.xx |

Put it in your written criteria, not the lease. Some LLs use a crime free addendum to make it easier to evict troublemakers. --70.19.xxx.xxx |

Right. Do not put it in the Lease. However, you must have a provision that should any activity prohibited by law, code, or ordinance occur at the property, this is a default on the Lease. --65.54.xx.xx |

Federal Fair Housing Law requires LL to have written application screening criteria.
Our criteria includes:
-no felonies in the past 5 years
-no sex offenders
