State Specific Question About: WASHINGTON (WA)
Notice to Vacate was delivered. Tenant says they didn't receive, of course. If I have the person who delivered do an affidavit, file with the appropriate county?
When does it officially expire? Time? If they are still there, can I call the police or sheriff to enforce? --98.165.x.x |

3 day pay quit in WA
Serve to tenant if they are home, if not then nail/mail. I always mail a copy (USPS first class) anyway.
Fill out the affadavit. No need to file with the county.
After 3 days is up, you have the tenant served with summons and complaint.
As far as time, you don't count the day of service. So if served today, they have until Thursday to pay. On Friday you can proceed with S&C.
Police/sheriff don't do anything until you win in court. You don't understand the process. read these 2 web sites for details on WA laws:

For your first time, I would hire a lawyer. See if there is someone nearby that offers a flat rate eviction service.

The court house has an eviction packet you can buy for $30 it has all forms and info on what you need to do. I got mine from the king county court in Kent on 4th ave and meeker. --76.16.xxx.xx |

Here in NJ notices have to be sent by certified mail return receipt requested. Then I know that the tenant has received the notice because a signed card is returned. More often they didn't bother to go to the Post Office to get the mail and the whole letter comes back. I also send a copy via regular mail so that they actually do get the information if they are too lazy to go get the certified mail. If I have to go to court I have the returned letter to show the judge that they are not picking up their notices as the lease requires. I have a Blumberg stationery store lease and it is really good. Clark County Courthouse has an eviction kit you can purchase. You can also buy them at Pioneer Printing on Columbia Street just a few blocks from the court house. You can just make copies, fill in the blanks and file the appropriate forms with the clerk, pay the fees and you have a court date for eviction. --76.115.xxx.xxx |
