State Specific Question About: CONNECTICUT (CT)
Hi everyone,
I have a question about the maximum Late fee % you can charge in CT. In my lease, it states that I can charge 10% of the rent if the rent is late (in CT they have a 10 day grace period, today is the 11th). One of my tenants used to be a Landlord and he told me a while back that I am not allowed to charge 10% in CT, is this true?
I did not pay any mind to what he said but now he is late on the rent and I will have to enforce this late fee. My other tenants ( have 7 units ) have always paid this fee if they happened to be late but they would call me in advance to let me know that they were going to be late! Since this tenant used to be a landlord of several apartments (I verified this) I am a bit worried about my next step and the fee to Here are my options:
1) Serve a 3 day pay or quit notice on Monday.
2) Send him a letter on Monday stating that the rent is due along with the *late fee and to contact me immediately. If he does not, serve the 3 day pay or quit notice.

I must admit since times are hard, I am leaning towards option 2.What do you all think?
A little background: He has been my tenant for about 1 year and 6 months. Last year he lost his job and could not pay the rent for a month. I started the eviction process right away and mentioned that it was nothing personal. He told me that as a Landlord, he knew how to prolong the eviction process but that he would do not such thing and that he would have my rent in a couple of weeks. He had the rent in a couple of weeks and he did not play games when I filed the eviction papers. Since then, He has paid on time and I never hear from him unless there are issues with the building that I need to know about but other tenants fail to let me know.
