State Specific Question About: WISCONSIN (WI)

After only a two year stay tenant moves out and the two year old carpet needs to be cleaned. Oven was filthy and toilet has tons of rusty looking scratches in it that I can't get out. The place was relativly clean overall. Tenant admitted that he caused the scratches in the toilet trying to get a deoderant bottle out that his wife dropped in it.

My ? is can I keep any of the security deposit to cover the cost of the toilet, carpet cleaning and oven cleaning.

If so, how do you calculate what to charge because we do all the work ourselves. --76.230.x.xxx

Try muriatic acid or lime away on the toilet. One will work. No need to replace it. Sometimes I put on rubber gloves and clean it with s.o.s pads. That works too.You can probably keep the fee for steam cleaning the carpet. You have to clean the oven if you did not specify a charge for that in the lease when the tenant moved in. I always forget to put that in and end up doing it. Spray with oven cleaner. The door comes off by lifting up. After a couple hours the stuff will come off easily. Use a sponge and bucket of water and you will be amazed. You can only charge for oven cleaner and sponges and bucket. Send the tenant copies of the bills and he will not complain. --76.99.xxx.xxx

If the scratch has penetrated the fired finish then the water will leach thru the chine and decay the toilet, you need a new one, you can paint with porcelin repair paint but it seldom stays put with water flowing. --99.147.xx.xxx

Just a word of warning, SOS pads will often cause a grayish stain on the inside of toilets from the rubbing - don't know why, but it's happened to me.

I would charge for carpet cleaning - actual charges, toilet replacement - actual charges, and hire someone to clean the oven - actual charges. That's what a security deposit is for.

Just read the last line of your post. If you're doing all the work yourself, you'll have to find out what your state allows you to charge. My state allows a reasonable hourly charge - I usually just do $15/hour.

However, think about this. You have a security deposit that you have to return, correct? Well, why would you do the work yourself and not get paid for your time? I would use the security deposit to hire out as much labor as possible. Regardless, you're either spending the security deposit on the damages or returning the remainder to the tenant - there is no net difference to your pocketbook. --170.29.x.xx
