State Specific Question About: OKLAHOMA (OK)
I have a tenant that is verbal abusive, and he has taken my tools off property (which is clearlr stated as not allowed) then lost the new chain saw and told me to sue him. I gave him notice in May that he was indefault, notice in June and sent him 15 day notice today. How do I evict the son of a gun? Please be specific. --68.12.xxx.xx |

I konw nothing about OK law, but I am sure an OK LL will jump in. Here is my "generic" advice.
Since this is your first eviction it would probably be well worth the money to hire an eviction lawyer.

Tools are part of the rental agreement? That is interesting. I think you did it backwards the whatever day notice comes first in ca it's a 3day to pay rent or quit the property. I agree get yourself a eviction lawyer and get the son of gun the heck out of your property.

The tools were in my garage on the property, that is why I had a clause in the lease about taking other peoples property without written permission. The tenants have access to the garage for laundry facilities. I have 3 units on the property. He admits to taking the item. He admits he was negligent, and allowed the chain saw to be taken leaving it at the curb. He just doesn't want to pay for it, plus he has become verbally abusive and intimidating.
2 months ago he was woken up at 8:30AM by people working on the fence next door, he came out and shoved the guy, before I could stop him. --68.12.xxx.xx |
