Yes, depending on how you wrote your lease language.

Are you in a long-term lease? Or is it month-to-month?

If it is a month-to-month then you just notify them you are not renewing at the end of next month.

For the long term lease you can terminate for cause and NC law allows expedited eviction for drug offenders. There is also special language about Domestic Violence situations.

Many here can tell you more about terminating a long-term lease. I believe the for cause needs to be strong to hold up to a judge if fought by the tenant.

So, what are your tenants doing that you want to get rid of them?

my tenants i suspect have stolen 3 air cons for copper.i also heard this from one of my other tenants.there lease is for a year.i cant keep a eye on them.im thinking they are doing this early morning hours --24.74.xx.xx

Turn them into the police with your suspicions. If true then you will have cause for eviction.

Read the state law about renting to people who've become criminals and see if you can work within that framework for eviction.

BTW - I learned MTM agreements are best here. And I've told tenants it's not so I can raise rent every other month, but that I (and they) could terminate the lease in 30 days if necessary. I put in 30 days, even though state law says 2 weeks is allowed on a MTM. They have to look that part up. 30 days is a courtesy to me. --198.178.xxx.x

CATHERINE.COLUD YOU TELL ME MORE ABOUT MTM.IF AT ALL POSS,WOULD YOU MIND E-MAILING ME WITH HOW YOU GO ABOUT IT.IF YOU DONT MIND LET ME KNOW AND I CAN GIVE YOU MY E-MAIL ADD.I KNOW FOR THE MOST PART MY TENANTS DONT STAY LONG.I HAVE 34 TRAILERS AND I HAVE ONE FAMILY WHO HAS BEEN HERE FOR 3 YEARS AND A SINGLE GUY WHO HAS BEEN HERE NOW FOR 2 YEARS.THE REST ARE HERE FOR A MONTH,4 AT THE MOST AND I HAVE TO EVICT THEM FOR NON PAYMENT OF RENT.SO YA MTM WOULD HELP OUT ALOT.THANK YOU VERY MUCH --24.74.xx.xx
