State Specific Question About: IOWA (IA)

Hi,

I have my first rental property, Things have been going pretty well. Today my husband was over mowing the lawn and the tenant comes out and says that the toilet is clogged. He goes in to take a look at it, and their is a spoon stuck in the toilet. Aparantly this isn't the only issue. He is going to have to pull the toilet off and try to dig deeper.

My question is, If we should have to call a plumer to fix what their kids threw down the toilet, do we foot this bill or do they? A spoon and whatever else does not constitute as normal usage.

Thanks to anyone who can shed some light onto this for me

Yes - call a plumber and send tenant the bill. Last I knew, spoons don't have LEGS so it did not walk into the bathroom and swan dive into the toilet only to realize it could not swim...tenant is responsible.

As time goes on, you'll likely encounter all sorts of odd things stuck in toilets; toys, toothbrushes, shaving gel caps, etc. Pulling a bowl isn't a terribly involved process and nine times out of ten, whatever's stuck in the bowl can be removed by just about anyone.

I usually take care of the first clog for free. Accidents happen.

Every one thereafter, I call a plumber and bill the customer--I make sure to have the plumber specify on the receipt what was causing the blockage.

I would have the plumber put down on the receipt what he finds in the toilet and hopefully your husband showed her the spoon?

The tenant is repsonsible for this one. We usually cover most repairs but a spoon and other items their children throw down the toilet is their bill. Otherwise, this will just happen again- --98.208.xx.xxx

If hubby gets into a repair job and spends half a day of his (and your time), he'll get a yeah, thanks, whatEVER! Your time is valuable but "tenny" wont expect to pay if LL does the work. Definitely bill the tenant. I only pay for repairs do to normal wear and tear. NOT spoons in the toilet. Have the plumber write on bill what the clog consisted of ie. the spoon. Had a tenant call once to say their child pulled of the frig handle. She had to pay for the repair. Follow what manatee says. Tenants don't think the ll's time is worth anything. --74.34.xx.xxx

Sea, LOL! Had a tenants child flush a toy car, DH couldn't get it out. Had to call RotoRooter but by that time the water had gone thru the floor into the downstairs unit. What a mess.

Yes, call a plumber when you are sure its the tenants fault.

Only problem if you do yourself is no matter what you charge the tenant will think you are a bad landlord trying to make more money off them. Even if you charge $10.00 they will think it should have been $5.00.

Call a plumber and even if its $200.00 they will be happier since they cant complain about what you charged.

Years ago, when my sons were very little, husband and I slept later than usual on a Saturday. The boys attempted to flush an entire roll of toilet paper down the toilet.

Husband had to take toilet outside in yard and pry TP out with end of a clothes hanger.

It is amazing the things that get pulled out of our toilets, I have been keeping a collection of the items that get pulled out of toilets. Toys, toothbrushes, some I cannot identify. Keep a collection????? EEEEEEWWWWWWWWW!

I've pulled deodorant lids, razors, matchbox cars, a barbie head, and the spray shield off a potty seat from the toilet.

I DID NOT keep any of em for a collection!

Also pulled a double handfull of tile and grout from a rehab toilet. The tile guys love to pour their extra stuff down the hole. I think the stuff had been there for 30 years. --141.129.x.xx
