State Specific Question About: RHODE ISLAND (RI)

Hi All, I just received a call regarding tenants I have in a single family house. The caller, one of the neighbors, explained to me that the tenants dogs are driving everyone crazy, the tenants have people in and out all the time and that other people seem to have access to the house. I know the neighbors as I used to live in the house, they can be trusted to have called for good reason. I am attempting to get in touch with the tenants and want to setup a time to meet with them ASAP to talk about this and to perhaps get a chance to check out the house. The house is on an m-t-m at any rate. Should I tell the neighbors to just call the cops?

What's the proper way to handle this situation? Face-to-face, a letter, terminate the rental? Payment-wise, I've got no complaints but if the neighbors are this upset I'm afraid something is really going wrong here. Thanks for any and all advice. --68.229.xx.xxx

1st thing for me would be to address the dog barking; that barking dog will kill any peace from ever occuring. And in the process just observe the surroundings to see that everything is ok. One thing to understand is many times people (neighbors) just don't like renters. You'll have to figure this out before making any accusations.

What I do when I suspect activity other than what is allowed is to spend time at the property. I'm sure you have a laundry list of things that could be done both inside and outside of the unit.....just to be a pain for a while. It won't be long before the problems emerge right in front of you.

I have one house that I nearly ran out of "to do's" before the tenants came straight with me....they were moving and planning to have someone else move in. Funny part is I screened the new guy and he's been the 1st stable tenant in that house! --67.166.xxx.xxx

Thanks for a level headed answer Steve. Although I've been at this for a few years, I'm never sure what to do about problems. It's my only property and since there's no mortgage on it, a great source of extra income. Along with the income I guess I need to expect some headaches. --68.229.xx.xxx

Hanging around will make the problems stand out in time. You need to enter this thing without a pre-set negative attitude.

Approach them about the dog. Say that you have received several complaints about excessive barking.

Do not reveal who complained. Quote text from your rental agreement/pet agreement is something I do from time to time so it takes away the line."I didn't know it said that...." It cuts through the bs stall time. If you address the text of the agreement that they signed right out of the shoot I've found.

Your tone in your letter/phone call/face to face should be non-accusing. You deliver the facts in that type of tone and it will spark tempers.

Take the high road the peaceful path. The facts, the positive end result you need and what needs to happen to achieve this. How can we make this happen as quickly and easily as possible.

Then if they don't you apply your rental agreement clauses within the letter of the law for your state.

You follow through with in the approriate time frames.

Just drop by. If you are not out of the area that is.

You set up a meeting time and they are going to prepare and put their best foot forward. You won't be able to see the true picture of what is going on there.

If you are out of the state or something. I might consider telling your neighbor to call the police.

Neighbor may suddenly not have a problem with the tenants? Another thought. Is their a neighborhood watch in that hood? They maybe able to assist you?

It is not a landlords job to RE-PROGRAM how people learned to live. You are a businessman who happens to offer housing as your business. I am planning to approach this peacefully. No accusations, primarily the dog and to remind them that they are the only ones allowed to live in the house full time. With all the foreclosure activity in the area, finding new tenants woon't be a problem. Prior home-owners would probably be better tenants anyway. --68.229.xx.xxx

if A has a problenm with B then A should discuss it with B.if that doesnt work then victim can call cops if it is after 11pm.i dont accept dogs to avoid this very problem.sometimes they move a dog in on me anyway.if someone calls the cops i wouild want to know about it.after several calls like that the owner should get involved and if tenant cant correct these late problems it would be time for them to leave. --208.58.x.xx
