State Specific Question About: MISSOURI (MO)
Well everybody I finally got rid of the tenant from hell. She must have moved my appliances(almost new) to put in her own without my consent, however now that shes gone the refrigerator doesn't work,I have no way of proving she's the cause,ignore this just venting.
My question is this--- she just slid the stove back in without haveing it reconnected, should I deduct the reconnection from her deposit? if so how much?
I called the gas co for a price --- $115.00--tooo much I'm going to have to go another route but I need get her deposit back to her since it's close to the 30day deadline. --70.246.xxx.xx |

I would charge her for both. The fridge was working when she left, now it is not, and it is brand new practically. And she disconnected the stove, which needs to be reconnected.

If you aren't comfortable with doing this yourself, you should be able to find someone to do it for less than $115. Or combine that job with some other small plumbing jobs.
Bill the tenant for whatever you have to pay. But in my countt courts, most judges would never allow $115 for something like that.
I would just do it myself and charge the tenant $10 or so if all of the parts were there.
Did the tenant leave the connector that was with the stove? If not, buy a flex line meant for a gas connection for a stove.
If the connector is still on the stove, it is a fairly simple task to connect it. Slide the stove back out. Get some of the teflon tape meant for a gas connection. Wrap it around the threads on the gas pipe several times, hand tighten the connector, and then tighten with the wrench. Turn on the gas valve and check for leaks. Some connector kits even have some tape and a tube of stuff to check for leaks in them. Otherwise, put a little soapy water on the connection and check for bubbles, which would mean a small leak.
Incidentally, a gas line without a fixture attached should have the gas valve shut off, but also should have a cap screwed on for safety. --205.188.xxx.xxx |

You could not prove who caused the damage to refrig. So no charge. But one guess would be they hauled it back to the house on its side and then plugged it in.
You have a quote and you know they disconnected the stove so you charge the full $115.00.
This is one time I would try to have a verbal conversation with the tenant first. If you ask they may admit to hauling the refrig on its side and not waiting for the oil to get back to compressor.
Then the verbal statement could hold up in court so charge for new refrig.

Get the fridge repaired and photocopy the bill and also get a plumber to put the gas hose back on photocopy the bill and send the copies with what's left of her security. Disagree w/RR78. The fridge was new when she moved in--and it was under her control 100% of the time she was there? Yes, charge her for the full repair or replacement.
