State Specific Question About: KANSAS (KS)
I would like to know how to go about evicting a tenant who is four months in arrears on his rent. Is there a certain procedure, legal notices, due process, etc. that I need to know about? Thank you for your help. --68.103.xx.xxx |

First of all, you must never, ever let a tenant get that far behind or even close to it.
If they are not paying rent, give them whatever notice is required in your state (3 day, 5 day, 14 day or whatever to pay rent within those days, or you will start eviction proceedings. Do not let them stall you and convince you to wait and wait for money that will never come.
As far as laws in your state, click on state laws on this site and then on your state. Print off the statutes and study them. Then you will know what you need to legally do. Waiting this long will result in several months of rent loss rather than one or two, if you had started the process much sooner.
If they don't pay in that amount of time, file a small claims action for money owed and eviction.
