Quite frankly, If you intend on representing yourself in court and need to ask a bunch of strangers on the internet what you need to do to be successful, you are in a world of trouble.

Hire an eviction attorney and be done.. You aren't qualified to do this yourself. You will be money ahead to hire a professional.

LLC's in CA need an attorney for legal representation. One of the downsides to the LLC --70.133.xx.xx

Same here--I have to use an attorney because the property is owned by an LLC. Hopefully, DE is different, but if you have no experience, use an attorney and watch carefully. --64.151.xx.xxx
