You could both be right. It depends.

Attractively and well done color is generally more appealing to prospects IF your color choice will suit them and their purposes.

Simple white is easiest to do initially and to maintain in the future and from a decorating standpoint will work ok with almost any furniture etc a tenant may have.

Even though I'm a Johnny Cash fan, when it comes to paint I'm squarely in the white column. EVERYTHING, every room, all walls, ceilings, trim, are ALL the same color, same paint type, same pail, same brush, same roller. --71.166.xx.xxx

We use standard colors so we can touch up or recoat quickly later. We use neutral whites (like a blank artists canvis) & let renters add color with furnature , throw rugs & pictures. --72.26.xx.xx

I have used a color called Cameo white for years and it is a beigy white. It is a Benjamin Moore color but Tru Value can match it perfectly and they have better paint. An antique white is also good. It's better to add a little beigy tint or tenants start painting themselves over the white walls and you don't want the colors they will choose. Long term tenants I allow to paint any color they want except black. They have used nicotine brown, yucky yellow, shocking pink and one used a lovely blue tint that I borrowed for another kitchen. A very light beigy color is good but try a sample on the walls first becauseyou will be amazed howmuch darker paint is on the wall than on those chips! Don't let hub use blues and greens because paint willclash with people's furniture and it causes trouble matching carpeting. I've been doing this 14 years. --76.99.xxx.xxx

I am in the color camp myself. Not heavy color, mind you, but the beige types. We use white trim with Sherwin Williams lightweight beige. Looks nice, goes with many colors, and prospective tenants seem to like it. Since we use it in all of our units, it is easy to touch up because we always have a spare can around!

If you look at the SW colorwheel, there is a section called "fundamentally nuetral". This is a good place to start if you want to go with color. --74.215.x.xx

I found a gallon of Sherwin-Williams Classic 99 satin, in Turret Tan #1086. Can't remember what I got it for, but it is pretty, & a tenant wants a beige, for the bath. I'll ask her if it will pass.

We use a color called Toasted Almond from Pittsburgh paints. The ceilings are white, walls are this tan color. If we have painted trim that is white too. We are redoing an apartment right now. That one will have a little more color in the living areas, and will stay our tan in the bathroom and bedrooms. --66.17.xxx.xxx

Put me down in the color column.

Everything I have on line is rented, so the colors are working.

Some of my teni are young, they pay top dollar so whatever color they want I try to accommodate.

The big apartment complexes must use whites - Yet we both recognize that we are not each other's competition.

Kitchens and bathrooms and laundries, are typically hand painted so where you aren't spraying you could use color.

I would make your decision based on your available time, funds, and rental market. I would defiantly not give credit to the husband. Remind him that he is on record for countless bozo decisions in the past and that you are still the brains and beauty of the outfit and you are happy that he agrees with you to add colors.

I like color.. But color is tricky.. Once, Smokowna sent a picture of my kitchen to NY and came back with Green.. Half way between the big tree and the little tree.

To get excellent ideas for color, visit a new housing development and tour the model homes.. They WILL have color in them, and the builder will have consulted a very expensive designer from the local area that knows what is IN.

I use the standard antique white in satin, with bright white for the trim work, looks good. In an older building I use white with a little peach in it, hides the rough walls and brightens it a little.

There is a reason that most builders paint everything some type of off white. Nobody complains about off white and with colors you are limited to the people that like that color.

For what its worth, I use what a lot of contractors use which is Benjamin Moore super hide Bone white. My reasons are

1. It’s mixed at the factory. It’s known that factory mixed paint covers a little better because they use different materials to do the tint. And match is so good it does touchups much better. Most stores like Sherwin Williams don’t even have a factory mixed color.

2. A good paint store can match the same color close in each can. But impossible to match as exact as the factory. I can buy the same paint next year and it will match better.

3. The above far more important to me. But the price is about $60.00 for 5 gallon can. Works just as well as the $17.00 gallon bone white factory mixed Pittsburg we used for 20 years until problem with paint out of stock.

I use gloss white on the trim and doors and Laura Ashley "stone" on the walls (and ceilings - no one even notices, but saves me time cutting in). It's a khaki color and tenants always ooh and ahh over it. --170.29.x.xx

This topic will carry into eternity, but I am with MrRational [MD], because I am a tightwad. Then my desire to live with color appears and says, one window wall gets a accent color and does not darken the room much but breaks up that institutional look you get when you use only one color everywhere. I actually have a coloring machine so I recover the semi-gloss mistint paints and mistint them again for those accent colors, I always give credit to my significant other for the color choice when asked, and we lost the colorname when we cleaned up, imagine that... --99.161.xxx.xxx

I like some tasteful color. I use Ralph Lauren interior latex "English Tan" for living areas and bedrooms and sometimes kitchens. Its a nice warm beige/tan, a neutral, and everthing looks cozy against that paint.

For kitchens and baths sometimes (not always) I use pastel accent colors. My favorite is a light sky blue, "Prussian Blue" by RL. Occasinally I'll use a very light green or a light grey, and I always use white semi gloss for trim throughout. This gives a sophisticated look to the interior spaces. The tenants like these colors, and they look modern and fresh.

As an aside I use natural window shades too. . .bamboos etc. This also warms up and adds sophistication to the space. --205.188.xxx.xxx

Katherine and I have the same mindset when it comes to color.

I also use neutrals and warmer colors for my rentals. I am a huge Sherwin Williams fan and I try to use their paint as much as I can. Sometimes if I can find a drop dead sale price, I will go with the Behr Ultra Premium.

I tend to match my paint colors to the carpeting hue undertone, as it tends to blend things in better.

Int the SFH I was working on over this last weekend, the carpet has a sagey green cast to it. I chose a SW paint color called "Rice Grain" for the living room, and the color underneath that on the paint chip, "Ramie", for the bedrooms.

The bathroom got a green gold color that matches the accents in the wall tile perfectly "Edgy Gold".

Kitchen was painted a buttery yellow that I found in the OOPS color area of HD. Nice color worked great with the French country accents I placed in the room for staging.

All trim is SW Pro-Classic off white I have specially mixed. I always need this color, it is the same color I use on the doors and trim in my own home.

The one comment I always receive on my rentals when I show them is WOW! Love the color! --67.189.xx.xxx

I was one of the ones that for years used only an off-white for every rental. Last year and this year during turnover I found some tenants had painted some rooms a slightly darker color--and at first I was angry--but because I really liked the colors--I let it go and kept them. They were all in the warmer beiges and a khaki color(with a little yellow in it). One bdrm was a very pale blue. The new tenants never said a peep about the colors not matching anything so I just kept quiet. I called it "picking my battles" but it is really more me getting educated. Everyone sees these shows on TV where color makes a big difference (Sell this House, Design to Sell, Design on a Dime, etc), and they want color too. In fact, I am now re-vamping my condo and I used the yellow/beige khaki color on the bathroom with white trim, and the very PALE blue on the kit and it looks great. Now carpet shampoo and I am ready to rent! --140.140.xx.x
