Start eviction for non payment of rent. Since you do not appear to have much LLing experience do as Sean (CA) suggests hire a lawyer. Just make sure that the Lawyer you hire deals with these type of LL / Tenant issues. --72.85.xxx.xxx |

Follow the advice given above.
ALSO, do not listen to any promises of being paid the back rent.
Your tenant is going to stay as long as they can and has realized that you are an easy mark.
Get professional help to evict them. The costs shold be tax deductible and in the long run it will be much cheaper. --70.50.xxx.xxx |
