State Specific Question About: OREGON (OR)

Evicted a tenant due to drugs, the day after notice was delivered he packed up everything, and left.

A few days later recieved a notice from the utility company with a request from the tenant to shut off electricity.(also left an unauthorized pet behind)

When can we enter the unit? --64.122.xxx.xx

Evict? Did you go to court, file FED. See the judge.. if not you only aske him to leave.

The day you thought he was gone. You could have posted a notice stating:

It appears that you have vacated the property. Please call «MyCompanyPhoneNumber». If not contacted within 24 hours, the landlord will take possession of the above addressed apartment property.

Then you do as it says.

We did not go to court or anything like that, just served him with a 30 day.

He left the next day then within a week recieved the request to have his utilities shut off, by him.

Left many items , including a pet.

Should We wait unti the 30 day is up? --64.122.xxx.xx

Appears to be abandonment. You can take immediate possession. Get the pet to the pound. The pet justifies emergency entry. And remember that Oregon law requires that a landlord mitigate damages. If you see the property empty and have reports of the tenant vacating, along with the utility notices that is enough for Oregon courts to justify taking possession. Matter of fact failure to take possession will defeat legal action for unpaid rents. --76.105.xxx.xxx

Do you keep utilitys on at your vacant rental,I do including alarm,If not armed I would remove water handles,shut mains,ect.
