i dont know your local law but i think its generally a good idea to use a landlord tenant atty for your first eviction.maybe someone here knows a guy in your neighborhood or see a local landlord group or maybe u have a friend in the biz and see who he uses or see yellow pages .good luck --208.58.x.xx

You can evict them yourself. In my County there is a package at the Sheriff"s Office to help you and you can find all the forms on www.courts.state.co.us/

If you hire a Lawyer you are probably looking at alot of money. I have always done it myself. --207.200.xxx.x

You must first serve them with a 3-day demand for rent or possession. If they do not pay in full in 3 business days, then you can file an eviction in county court. The process is such, though, that if you do not do each step properly, the case could be dismissed. I agree with Billy, hire an attorney since you are new at this, watch how they do everything, and maybe next time try it yourself. --209.181.xx.xx

ALWAYS hire a lawyer. NEVER do it yourself. Find a lawyer who specializes in evictions.

June is right. Eviction is not rocket science. I am self taught. I have done many evictions. You do have to start with the 3 day demand notice. In my County you post it on the door and you need to mail it to them within 24 hours of the posting. You need to have proof of the mailing. I send it certified. One thing I did was sit in Court and watch evictions to learn how to do them. One other thing I did was look in Court Files for the evictions that were good, copied the papers and took them home to look at and help me to fill mine out. --207.200.xxx.x

Most busy landlords don't have the time or legal knowledge to do self-help evictions.

It's a big waste of time.

My eviction lawyer charges $185. I then charge the tenant for their own eviction.

No professional landlord (even if they are a lawyer) wastes time with that kind of stuff.

I have made my living off of Rental Property for over 20 years and I also own and run another Business. I have been self employed for 30 years.

I am a Professional and a busy landlord who takes the time to take care of my Business. I only see lazy LL's in Court who hire Lawyers or PM who don't want to do it.

Successful LL's in my town know the laws and how to represent themselves in Court.
