State Specific Question About: IOWA (IA)
I bought a property so do I have the right to change the lease even if the tenants just signed a new one a couple of months ago? Like to make them pay for the gas bill. If no one knows where can I get more info on my rights as a landlord?
thanks aaron houzenga --12.217.xxx.xxx |

You MUST honor the current lease. No if's and's or but's. --67.82.xxx.xxx |

Sorry, you can't change terms during a lease - unless the tenant would be so foolish as to agree with this. --64.12.xxx.xxx |

Maybe THATS why he sold the property. We bought a property only once that came with an existing tenant whose gas bill was paid by the owner. It was September, and she did not have a written Lease with the previous owner. We cut a deal with her where we put in new electric heat snd we gave her a $100 a month rent discount for December, Jan, and Feb for the first year only. Then we signed a one year Lease. Our first inspection while she was at work
showed she was using her gas oven to heat the house. The top of the stove had a small chip, so we were nice enough to provide her with a new electric stove immediately. When her water heater and dryer
both gave up the ghost soon thereafter, they were also replaced them with new electric versions. --4.224.xx.xxx |

I concur with the others you need to comply with the existing lease unless you can convince the tenant to agreed to a new rental agreement.
You can get a link to IA LL / Tenant laws at by using the banner connections at the top of this site. There is also a state by state link to LL groups on this site. --72.85.xxx.xx |

You must honor current lease, HOWEVER, 30-60 days before lease ends, (depending on notice requirements of your state) you can require tenant to accept a new lease. --205.188.xxx.xxx |
