I have a prospective tenant who claims that she is a student and currently not working,but gets some income from doing odd job and get paid cash. Credit looks oke but not perfect. Bank statments looks she does have income in another word she can pay for the rent. I am looking for some constructive suggestions please.Anyone?

Ask for to see copies of last 2 years tax returns...tells the story on income. If they are not reporting income, they are a cheat and do you really want to rent to a cheat??

As mentioned above, get a co-signer and/or collect 1st and last months rent in addition to security/cleaning/damage deposit. --204.63.xxx.xxx

If you take her make sure it is on a M2M agreement only--MEANING every month she pays the rent on time and obeys the rules, she gets another month. Period. --140.140.xx.x
