State Specific Question About: ARIZONA (AZ)

Hi All,

What do I look for when hiring a property manager? I have located 2 Real Estate agencies that do management.

What is customary in a managment contract? Any pitfalls to look out for? I have always managed my properties, but they were near by in California.

The property is in Snowflake, Az. North of Showlow.

It is in an area where there is no members of NAPM (hope I got the initals correct).

References...in small towns this is easy to get.

Make sure they inspect twice a year and within a few months of new tenant.

Make sure you can get out of the management contract if you don't like them.

HOw much do they mark up venders...best if they charge net

What is their screening criteria?

How long have they been in business?

Do they charge for renewing leases?

Any other charges besides lease up and monthly fees?..Admistrative fees?

How much money up front for contingency account?

When do you receive your statement. Ask for a copy of their statement... make sure it is professional and understandable.

How long do they take to get back to you...make sure you can do e-mail.

When do they issue notices for non payment. Who is their eviction lawyer? Do they supervise evictions if necessary?

How often do they drive by the property?

What do they do to winterize (Showlow gets cold) --74.92.xx.xxx
